House Rules

· YOU MUST BE 25 OR OLDER TO RENT THIS PROPERTY. Someone 25 or older must be present for the duration of the rental and the person on the rental agreement must be accessible by phone for emergency purposes.

· GUESTS MUST CHECK IN AT THE HOUSE. Check-In time is after 4:00 PM. Key is available in the lock box by the door. Arriving late or departing early does not alter the rental terms and no refunds will be given.

· OCCUPANCY. House occupancy shall not exceed the number of reserved guests during your stay. If you would like to host an event (i.e., wedding, graduation, birthday party) please speak with us first—there are absolutely no hosting events without prior written approval.

· NO SMOKING INSIDE OF THE PROPERTY. This applies to vaping as well. Smoking is considered a violation of the house rules and guests will be asked TO VACATE THE PROPERTY IMMEDIATELY. If there is evidence of smoking in the property you will forfeit your security deposit for additional cleaning and ionization services. This is strictly enforced!

· NO ANIMALS. In consideration of future guests, no cats, dogs, or other pets are allowed. It is impossible to predict allergic reactions for others who may stay at the property. Having pets in the property may result in immediate eviction with no refund of rental charges and you will forfeit your security deposit.

· NO HOUSE PARTIES! Unit occupancy is for the number of people authorized in your Property Rental Agreement only. Disorderly conduct at the property may result in immediate eviction with no refund of rental charges.

· SEPTIC TANK. Please limit water use to avoid overflowing the septic tank. Keep showers short, wash dishes only, when necessary, do not let water run excessively, etc. The septic system is very effective, but will clog if improper material is flushed. PLEASE ONLY FLUSH TOILET PAPER. If it is found that inappropriate materials have been flushed and clog the septic system, the costs to clear/replace the septic system are the sole responsibility of the Tenant.

· WATER. The house has a reverse osmosis system installed in the kitchen sink and it is a great source for drinking water.

· FIRES/FIREWOOD. Firewood is available on the Property. Fires must never be left unattended. Firewood at the property is for owner use only.

• PARKING. There is amply free parking on the premises.

• PLEASE LET US KNOW if there are any housekeeping or maintenance issues that need to be addressed so that we can correct them as soon as possible.


RENTAL GUIDELINES


Damage and Unauthorized Use:

Guests will be responsible for any property damage over and above what is considered to be normal wear and tear. Property theft and unauthorized use of the property during the contract period is also the responsibility of the guest. Please report any damage at check in or upon occurrence. The property owner is not responsible for the loss, theft or damage to Guest`s personal property.


Indemnification:

Guests/visitors agree to indemnify and hold harmless the individual homeowners and property managers from any liabilities, damages, costs or expenses whatsoever arising form or related to any claim or litigation which may arise out of or in connection with Guests use and occupancy of the Rental Property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by Renter/Tenant.

Insurance Waiver:

Tenant, Guest, and Visitors are responsible for their own insurance and coverage during your stay. Homeowner shall not be held responsible or liable for any injuries or damages occurring during your stay at the rental property.

Safety:

Tenant acknowledges and agrees that they are responsible for their safety and safety of their Guests. Tenant acknowledges and agrees to hold Homeowners harmless from any injuries to them and/or their Guests. It is understood that Tenant and Guests personal safety is their sole responsibility.


Housekeeping:

Your unit will be equipped with bed linens, bath and kitchen towels and amenities. The linens and bath towels are not intended for outdoor use and must stay inside the house. SO, REMEMBER TO BRING YOUR BEACH TOWELS. Our housekeepers will clean the rental unit after you check out.

RESERVATION POLICIES

Homeowner Access:

Guests/Visitors shall allow Homeowner and/or Homeowners’ representative access to the property at any and all times necessary and without notice for purposes of repair and inspection.

Utilities:

All utilities are included in the rental fee.

Weather Events:

Please keep in mind that no rate adjustments or refunds, in part or in full, will be issued due to inclement weather, including snow storms.


CHECK-OUT IS 11:00 AM.

Bag and take out all trash and garbage and place in the Waterman’s dumpster.

Wash and leave all dishes, utensils, etc. clean and ready for next renter.

Run the dishwasher.

Place the used towels on the floor of the shower.

Please leave all the linens on the beds.
